| We took this house in trade on a new house we built about 6 years ago. We sold the property in May 2006 for $75,200. We just repurchased this house for $30,100 at the foreclosure auction. Estimated repairs and closing carrying costs are $8,500 bring the total to about $38,600. Estimated selling price is $65,000 less closing costs should provide a decent profit on this project to share with a joint venture partner. Keep in mind this is what we do over and over again. The variable being how long it takes to sell, not whether we make MONEY. |
